As of October 1st 2008 all domestic properties for both sale and rental markets have required an Energy Performance Certificate (EPC). The following have been written to answer some FAQs regarding EPCs.

Q. Do I need an EPC when selling or renting my property?

Yes. As of October 1st 2008 all properties that are up for sale or rental require an EPC.

Q. Why were they introduced?

The EU has set all EU member governments targets to reduce carbon emissions. EPCs have been introduced to try and instigate a movement towards more energy efficient buildings in the UK, which will help reduce our nation’s carbon emissions.

Q. What does an EPC indicate?

EPCs are measured using the same calculations for all homes in England and Wales, this enables a comparison of house whether in Newcastle or Brighton. An EPC details the energy efficiency of a building as well as that buildings environmental impact.

Q. How long does an EPC last?

Providing there are no major changes to your building the EPC will last for 10 years and can be used as many times as necessary over this period.

Q. Who can create a sale rental EPCs?

Only fully qualified and accredited domestic energy assessors can undertake an EPC. Greener Builds is accredited with Elmhurst Energy and uses their data system for completing all EPCs.
